NOTICE OF TRUSTEE’S SALE
On the 21st day of December, 2021, at the hour of 10:00 a.m. of this day (recognized local time), in the office of TitleOne, 1101 W. River St., Ste 201, Boise, ID 83702, in the County of Ada, State of Idaho, Secured Land Transfers LLC, a Delaware limited liability company dba TitleOne, as Successor Trustee, will sell at public auction to the highest bidder, for cash or cashier’s check (cash equivalent), in lawful money of the United States, all payable at the time of sale in compliance with Section 45-1506(9) Idaho Code, the following described real property, situated in Ada County, State of Idaho, and described as follows to wit:
That portion of the Southeast quarter of the Southwest quarter of Section 6, Township 3 North, Range 1 East, Boise Meridian, Ada County, Idaho, described as follows:
Beginning at the South quarter corner of Section 6, Township 3 North, Range 1 East, Boise Meridian, Ada County, Idaho; thence
North 50.0 feet to an iron pin on the Northerly boundary of U.S. Highway 30; thence
South 88°52'30" West 300.00 feet along the Northerly boundary of U.S. Highway 30 to a point, said point being the Real Point of Beginning; thence continuing
South 88°52'30" West 126.28 feet to an iron pin on the Northerly boundary of U.S. Highway 30; thence
North 27°20'00" West 75.66 feet to an iron pin; thence
North 33°57'00" East 100.31 feet to a point; thence
North 88°52'30" East 105.00 feet to a point; thence
South 150.00 feet to the Point of Beginning.
A parcel of ground conveyed to Ada County Highway District by Warranty Deed recorded November 16, 2006 as Instrument No. 106180831, records of Ada County, Idaho, lying in the Southwest quarter of Section 6, Township 3 North, Range 1 East, Boise Meridian, Ada County, Idaho, said parcel being more particularly described as follows:
Commencing at a brass cap marking the South quarter corner of said Section 6, said brass cap bears North 88°09'15" East 2404.63 feet from a found brass cap marking the Southwest corner of said Section 6; thence
South 88°09'15" West 298.43 feet along the South line of the said Southwest quarter of Section 6 to a point; thence
North 01°50'45" West 52.96 feet to the Point of Beginning; thence
South 88°46'03" West 126.22 feet to a point; thence
North 27°27'37" West 6.31 feet to a point; thence
North 88°09'15" East 129.15 feet to a point lying on the West right of way of E. Barbara Drive; thence
South 00°07'20" East 7.05 feet along the said West right of way of E. Barbara Drive to the Point of Beginning.
The Trustee has no knowledge of a more particular description of the above referenced real property, but for purposes of compliance with Section 60-113, Idaho Code, the Trustee has been informed that according to the County Assessor’s office, the address of 650 E Fairview Ave, Meridian, ID 83642, is sometimes associated with said real property.
Said sale will be made without covenant or warranty regarding title, possession, or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by Paul Sevoian, an unmarried man, as Grantor(s), Secured Land Transfers LLC, a Delaware limited liability company dba TitleOne, as Successor Trustee, and Idaho First Bank, as Beneficiary, recorded November 28, 2018, as Instrument No. 2018-112643, in the records of Ada County, Idaho.
THE ABOVE GRANTORS ARE NAMED TO COMPLY WITH SECTION
(45-1506)(4)(A), IDAHO CODE. NO REPRESENTATION IS MADE THAT THEY ARE, OR ARE NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION.
The beneficiary hereby gives notice that a breach of obligation for which said transfer in security has occurred, the nature of the breach being:
a) The default for which this sale is to be made is the failure to pay when due, under Deed of Trust Note, the monthly payments of $4,086.00, due per month for the month of May 20, 2021 and all subsequent monthly payments of principal, interest, late charges and any miscellaneous fees thereafter. The Principal balance is $486,424.78, the current interest rate is 5.500% per annum, as of August 3, 2021.
b) The default for which this sale is to be made is the failure to pay past due real property taxes in Ada County for the 2nd half of 2020 and failure to bring said real property taxes current.
All amounts are now due, together with unpaid and accruing taxes, assessments, trustee’s fees, attorney’s fees, costs and advances made to protect the security associated with this foreclosure and all are accruing until the date of sale, full satisfaction, or reinstatement of the obligation.
Therefore, the Beneficiary elects to sell or cause the trust property to be sold to satisfy said obligation.
