On the 24th day of January, 2019, at the hour of 10:00 o'clock A.M. on said date at the office of TitleOne Corporation, located at 1101 W. River St., Ste. 201, Boise, Idaho, 83702, TitleOne Corporation as Successor Trustee will sell at public auction to the highest bidder for cash in lawful money of the United States of America, payable in full at the time of the sale, the following described real property, located in the County of Ada, State of Idaho, more particularly described as follows:

Beginning at a 5/8 inch diameter iron pin marking the Southwesterly corner of said Lot 7; thence North 00°00'48" West along the Westerly corner of said Lot 7 a distance of 421.47 feet to a 5/8 inch diameter iron pin marking the Northwesterly corner of said Lot 7; thence South 88°57'44" East along the Northerly boundary of said Lot 7 a distance of 225.71 feet to a 5/8 inch diameter iron pin; thence leaving said Northerly boundary South 00°00'48" East a distance of 223.63 feet to a 5/8 inch diameter iron pin; thence South 89°59'12" West a distance of 59.00 feet to a 5/8 inch diameter iron pin; thence South 00°00'48" East a distance of 100.00 feet to a 5/8 inch diameter iron pin; thence North 89°59'12" East a distance of 54.00 feet to a 5/8 inch diameter iron pin; thence South 00°00'48" East a distance of 74.05 feet to a 5/8 inch diameter iron pin on the Southerly boundary of said Lot 7; thence along said Southerly boundary the following described courses: thence 52.03 feet along the arc of a 50.00 foot radius curve left, said curve having a central angle of 59°37'17" and a long chord bearing of South 75°01'24" West a distance of 49.71 feet to a 5/8 inch diameter iron pin; thence 15.50 feet along the arc of a 20.00 foot radius curve right, said curve having a central angle of 44°24'55" and a long chord bearing South 67°24'51" West a distance of 15.12 feet to a 5/8 inch diameter iron pin; thence South 89°37'18" West a distance of 158.69 feet to the Real Point of Beginning.

The sale will be made without covenant or warranty regarding the title, possession or encumbrances to satisfy the obligations secured by and pursuant to the power of sale conferred in the Deed of Trust executed by Performance Systems, Inc., an Idaho corporation, as Grantor, to Pioneer Title Company of Ada County as Trustee, and D.L. Evans Bank as Beneficiary, dated December 26, 2013, and recorded on the 31st day of December, 2013 as Instrument No. 113137941 in the office of the County Recorder for Ada County, Idaho.
The default for which said sale is to be made is the failure to pay monthly installments for the months of April through December 2017 and January through September, 2018 in the sum of $5,782.75 each, and taxes in the amount of $26,488.78.
The balance owing as of August 31, 2018 on the obligations secured by the Deed of Trust is $943,513.11, together with accruing interest, and costs of sale of $2,654.00.
